Do it properly, do it once : seal with a penetrating epoxy sealer such as Pre Prime 168 or similar , then apply an industrial epoxy or urethane - ignore the house painting mob advice and or products, do it right, and you will have a maintenance free coating system that will outlast you. Paint the whole trailer with the same system while you are at it.
If I could like this advise twice I would. Don't for get to remove the wheels
